What is a Master Plan?

A Master Plan is a long-range vision for the future of the community. It provides a framework for making big-picture decisions and can promote and strengthen valued community assets as well as encourage new partnerships and opportunities. A Master Plan is the guide for the future and helps the Township set policies and make decisions involving how land is used. The rules for development are based on the Master Plan and written in the Zoning Ordinance.

Guiding Themes for this Plan

Following a review of the Township's 2015 Master Plan, over a series of meetings in 2022, the Planning Commission developed a set of "guiding themes" that answer the question: Why are we updating this Master Plan? The answers center around livability issues for Township residents and business owners and are presented in the graphic below:

Public Input

Public input is an important part of the Master Plan Process. The public input process began in September and will conclude with an Open House in June. There are online and in-person opportunities for the community to participate which will be posted here.


PictureThis!™ Crowdsourced Online Forum (October - November 2022)
An online mapping tool to share comments and pictures and tag them to specific locations in the Township.

Neighborhood Meeting Toolkits (October - November 2022)
Small group workshops with approximately 10-12 people at the neighborhood or interest group level facilitated by local leaders. This included homeowners' associations, seniors groups, and other groups with common interests.

Community Workshop/Open House (November 14, 4:30 - 6:30 p.m.)
An informal open house to share information and gather input at Township Hall (2009 Township Drive) with Township staff, the Planning Commission, and our consultants. The workshop was held in person on November 14, with a virtual open house available for those unable to attend. Developers and investors attended a special preview of the open house before it was open to the public broadly.

Student Art Content (deadline: January 2, 2023)
Commerce Township residents, ages 5-18, were invited to submit art (drawings, paintings, poems, photographs) of their favorite special places in Commerce Township. The winning entries received a prize and will be included in the Township's Master Plan.

Planning Commission meetings (ongoing)
In addition, all Planning Commission meetings are open to the public, with opportunities for public comment at every meeting. The Planning Commission generally meets the first Monday of each month and will have Master Plan study sessions from 5:30 - 7 p.m. at the Commerce Township Hall. Agenda information is posted on the Township's website.


Community Workshop/Open House (June 26, 4:30 pm - 6:30 pm)
An informal open house to share information and gather input at Township Hall (2009 Township Drive) with Township staff, the Planning Commission, and our consultants. The workshop will focus on plan objectives, future land uses, and the North End and Commercial Center area plans. If you can't attend the open house, opportunities for virtual participation will be available on this site. Please check back on June 27!
